In 2011, CRA was tasked with selling a shopping center for one of its high net worth clients. The property was sold in less than 60 days. During the process, CRA realized the skillset required for Investment Sales was greatly enhanced for someone with a strong background in leasing and tenant representation. Many of the large brokerage firms that specialize in commercial property sales today hire agents who are skilled only in property sales and have little knowledge about the leasing/tenant side of the business. Without such knowledge it is difficult to predict the future potential of a commercial property, especially if a property has short-term vacancies or leases.
In todays tough economic climate, tenants and investors are seeking the best properties in the busiest retail corridors. The properties in the weaker locations will continue to experience vacancy problems, especially as online shopping continues to escalate.
CRA has found a niche working with high net worth clients to help them locate and lease shopping centers for above-average returns. Ideally, these are properties that need to be renovated and re-leased to provide a value-added opportunity. CRA’s specialty is to find quality retail properties that are attractive to national tenants.
Why not work with an industry professional with a proven track record?
If selling, why not make sure you are preparing your property the best way possible to obtain the highest sales price? This may entail getting tenants to exercise their options early, removing onerous lease provisions, or doing some cosmetic work to make sure the property is perceived by buyers in the best possible light.
If you’re a buyer, why not be able to ask the broker, “What happens if this tenant were to leave or not renew their lease?” The answer you really want to hear is: “That will be a good day for you” – which means the replacement tenant would create more value and increased ROI.
