John’s experience includes the following product types: power centers, regional shopping centers, neighborhood shopping centers, specialty centers and strip centers. John’s success in attracting tenants has never been more valuable than it is in today’s tough environment. The days of sending out blank site plans or incomplete property information are over.
The type of information a landlord sends out to a tenant today, especially a national tenant, is extremely important and should always include a merchandising plan showing all the existing tenants as well as any proposed tenants the Landlord is currently working with that conveys to the tenant the landlords vision of how the property will be leased.
The Landlord’s vision is extremely important to tenants, especially national tenants because they rely on suitable co tenants to be a part of the tenant mix before they can give the shopping center any serious consideration. Too many leasing agents do not understand the significance of this concept.
National tenants want to be with other national tenants and are very focused on who else is the Landlord talking to and what is the tenant mix going to look like when the spaces are filled . The first impression the Landlord gives to the tenant is the most important especially in today’s world where tenants are being overwhelmed with properties for lease by landlords. In addition to leasing in line spaces and out parcels John has also done a number of ground leases, especially with restaurants.

Harbor Shops – Fort Lauderdale, FL
Harbor Shops – Fort Lauderdale, FLHarbor Shops is a 250,000 sf community shopping center anchored by Publix, Total Wines, TJ Maxx and LA Fitness. This dominant retail property is strategically located right off the busy SE 17th Street corridor in Fort Lauderdale, Florida. The property is close to the airport, Fort Lauderdale beach, Port Everglades (cruise ships) , Hotels , North Broward Hospital and the Broward County Convention Center.
Miracle Marketplace – Miami, FL
A 250,000 sq. foot vertical Power Center that includes a stellar anchor tenant line up with such names as Marshalls, Bed Bath & Beyond, Nordstrom Rack, Petsmart, Ulta, Vitamin Shoppes and DSW Shoes. John just added Hooters and a Sal’s Italian Ristorante.
Imperial Square Shopping Center – Fort Lauderdale, FL
A 60,000 sq. foot specialty shopping center that needed to upgrade its tenant mix for the new world order and to enhance asset value. John brought in Panera Bread and negotiated a new lease with FedEx. Also, brought in a unique 4,000 sq. foot Peruvian restaurant and is focused on upgrading the tenant mix to include more national/regional tenants.
Landing at Tradition – Port St Lucie, FL
A 600,000 sq. foot shopping center which was developed in 2007 and is anchored by Target, TJ Max, Babies R Us, Ulta, Old Navy, Pier One, Office Max, Michaels, Sports Authority and Petsmart. John’s knowledge and experience working on large shopping centers proved invaluable when he was hired by the developer as a consultant to help the developer navigate its way through many of the onerous provisions the anchor tenants look for in their leases which can restrict the Landlords ability to operate the shopping center or lease it to other tenants.
In addition to acting as a consultant for all of the anchor deals, John’s company was also hired as the exclusive leasing agent to pre-lease the balance of the Power Center. Prior to completion of the shopping center John was able to provide the Landlord with signed leases for the following tenants: Lane Bryant, Catherine’s, Dress Barn, Famous Footwear, Justice, Mattress Firm, Payless Shoes, Office Max and Tropical Smoothie.
John also did much of the pre-leasing at the following shopping centers which were developed by the Swerdlow Real Estate Group:

A 229,034 sq. foot shopping center anchored by Regal Theatres, LA Fitness, Office Depot, Longhorn Steaks, Champs, Sweet Tomatoes, Hooters and Five Guys.
Cross County Plaza – West Palm Beach, FL
A 357,537 sq. foot shopping center anchored by Kmart, Winn Dixie, Ross and David’s Bridal.
Kendall Lakes Plaza – Kendall, FL
A 402,801 sq. f shopping center anchored by K Mart, Marshalls, Office Max and Eldorado Furniture.
Hollywood Hills Plaza – Hollywood, FL
A 400,000 sq. foot shopping center anchored by Target, Publix, Fashion Bug, Fed Ex, Starbucks, McDonald’s and AT&T.

A 508,455 sq. foot shopping center anchored by Kohl’s, Publix, Bed Bath & Beyond, LA Fitness, Office Depot, Ross, Dress Barn, and Starbucks.
Millenia Plaza – Orlando, FL
A 154,000 sq. foot shopping center across from the Millennia Mall in Orlando, Florida. Property sits adjacent to I-4 and is anchored by Marshall’s, Off Broadway Shoes, Petco and Pier One.
